Find where water is entering
Water seen near a window may not always enter through the window system. It can come from wall cracks, sill joints, unfinished plaster, blocked drainage, open screw holes, AC sleeve gaps, or failed exterior sealant. Identify the path before applying any quick fix.
Check drainage and sill slope
Window systems need a clear path for water to exit. Weep holes should remain open, the track should be clean, and the sill should slope outward. If water sits inside the track or flows toward the room, leakage is almost guaranteed during heavy rain.
Sealant and frame gaps
- External sealant should be continuous, properly tooled, and bonded to both surfaces.
- Large frame gaps should be filled correctly before sealant finishing.
- Old cracked sealant should be removed and redone, not just covered from the outside.
Before handover
Ask for a water test where practical, especially for exposed elevations. Check corners, sill ends, vertical joints, drainage holes, lock areas, gasket seating, and the wall around the frame.
